The common types of a commercial HVAC system

Commercial applications utilize various types of HVAC (Heating, Ventilation, and Air Conditioning) units. Here are the most common ones.

  • Packaged Systems: These all-in-one units comprising of a compressor, condenser, evaporator, and fan coil, integrated with a thermostat. Packaged HVAC units are ideal for buildings with limited space.
  • Split Systems: These systems often connect to a building’s ductwork and consist of one indoor unit and one outdoor unit. They are suitable for residential and smaller commercial buildings.
  • Rooftop Unit (RTU) Systems: These packaged units contain all components in one casing and are installed on the roof. They are a viable option for larger buildings wth flat roofs. They are easy to install, affordable, and quiet. However, they require more maintenance and take up roof space.

The most common types that are ductless

In some cases your business may not have ductwork, or you need to supplement your existing HVAC system for a specific room or warehouse. All ductless systems have variable speed HVAC motors and have dehumidifier settings built in, which is essential in the south. Here are common types of commercial HVAC systems that are ductless.

  • Variable Refrigerant Flow (VRF) Systems: VRF systems, invented in Japan in the 1980s, are ductless and rely on heat pumps for better temperature customization. They connect multiple indoor units to one outdoor unit through a refrigerant circuit. These systems are quiet, easy to install, and are up to 30% more efficient than ducted HVAC systems, as no energy is lost through ductwork.
  • Ductless Mini-Split: Instead of one central unit distributing air through ducts, this system uses multiple smaller units (air handlers). The system has a central condensing unit and uses refrigerant supplied through conduit pipes, without using ducts. This can be used on its own, or to supplement an existing system.

What kind and size of HVAC system would be best for your business?

Each type of HVAC system has its advantages and disadvantages. The most suitable system for your business is determined by factors such as:

  • Size, layout, and climate control options: does your business need climate control for large space, whole floor, individual climate control for small rooms?
  • Outdoor climate: how much heating power or cooling power will you need to offset the outdoor temperatures?
  • Rooftop access and room: is there available rooftop access and room to fit HVAC unit(s)? Can the HVAC unit be lifted to the roof through a service elevator, a crane, or would a helicopter be the more efficient route?
  • Ductwork: would a ducted or ductless system work better for your business?
  • Budget: what is your preferred budget for the project, and budget for maintenance?

Examples of our commercial HVAC client projects: we handle projects of all sizes

Pullman logo

Pullman Yards: This was part of a new construction project, where we installed five 25-ton Daikin systems and spiral ductwork. We also installed two 25-ton Trane Precedent rooftop systems, two 10-ton Daikin systems, and added additional spiral ductwork.

Logo of One River Place community

One River Place Condominium Complex: We installed 15 split system heat pump units (ranging from 2 to 5 tons) and three 20-ton Trane rooftop units. Due to the rooftop’s distance from the road, we airlifted the units by helicopter, as this was more cost effective than using a tower crane for this situation.

Chipotle Mexican Grill logo

Chipotle Restaurants: At five locations, the kitchens were overheating due to improper cooling by their HVAC system. To address this, we supplemented their previously installed HVAC system with ductless mini-splits to ensure appropriate cooling in the kitchen area. We utilized various brands for this project, including LG, Daikin, and Gree.

Marietta Seventh-Day Adventist Church logo

Seventh Day Adventist Church: We installed a 20-ton Trane split heat pump system to replace their previous one, which had a blown compressor and exploded refrigerant lines.

Dream Center Church logo with abstract cross design.

Atlanta Dream Center: We installed three 5-ton units in this residential space converted for commercial purposes, as residential units better suited the space. We also relocated three inadequately ducted indoor systems and installed commercial spiral ductwork.

How can I save money on my business’s energy bills?

Looking for a way to save on your future bottom line? Cutting down on energy costs in a commercial space can make a big difference over time. Here are some tips from Excel Mechanical Solutions:

  • Use a smart thermostat: If your HVAC system doesn’t already use an automated control system, use a smart thermostat to automate temperature settings based on your open business hours. This can help reduce energy usage when your building or office is unoccupied.
  • Have a maintenance contract: Having regularly scheduled HVAC tune-ups and maintenance checks can ensure your air conditioning, heating and ventilation systems are running efficiently. It can also reduce the cost of repairs, by catching small issues before they become large problems.
  • Upgrade to Energy-efficient equipment: Energy Star-rated equipment is designed to provide the same level of air conditioning and heating, while consuming less power. If your system is 15 years or older, upgrading may save you money in the long run.
  • Check your insulation: Proper insulation can help maintain cool air inside during summer, and hot air inside during the winter. Check for drafts around your windows, and doors. Insulation can reduce the run time and energy consumption of your HVAC unit.
  • Check your ventilation: Check to make sure none of your vents are blocked internally or externally, and make sure you have sufficient intake vents, to minimize energy consumption of the fans.

FAQs

Commercial HVAC Replacement and Installation around metro Atlanta area

How much does it cost to get an estimate on new heating units, air conditioning units, or both?

No cost. Scheduling an appointment for an evaluation of your existing systems and recommendations on new system options won’t cost you a cent.

How much is a maintenance contract?

We offer annual maintenance contracts for commercial HVAC units. These contracts include two visits a year, tune-ups, drain clearances, and air filter changes. Our commercial contracts vary based on the number of HVAC units, and the location of the units (rooftop vs indoors). We offer discounts on multiple systems. Additionally, this contract includes a 10% discount on parts and service calls.

How long will it take to replace my air conditioning and/or heating system?

That depends on the location of the unit(s) and ease of access to them. Small units are replaced in less than a day, and typically within 4 – 6 hours. Larger rooftop units may require a crane, which can take more time.

Why are air conditioning and heater tune-ups important?

A tune-up is a maintenance visit from a professional HVAC technician from Excel Mechanical Solutions designed to prepare your system for seasonal changes. It is essential to schedule AC tune-ups in the spring and heating tune-ups in the fall, before temperatures change. During the tune-up, the technicians will perform necessary repairs and verify that your air conditioning or heating systems are functioning properly, ready to handle the demands of summer or winter. A tune-up ensures your HVAC is operating efficiently.

Regular air conditioning and heating tune-ups not only promote efficient operation but can also extend the lifespan of your systems. By committing to two maintenance visits each year, you can ensure your air conditioners and heaters perform at their peak throughout the year, which is crucial to ensuring your employees and customers are comfortable. Moreover, the technician can identify and address potential issues before they escalate into significant problems.

Maintaining your system not only helps you avoid expensive air conditioning and heater repairs but can also decrease your business’s energy bills. By taking care of your equipment, you can extend the lifespan of your systems and keep them operating at peak efficiency throughout their service life.
