Your AC system has an evaporator coil in the attic that can drop to about 40 degrees Fahrenheit, condensing warm air and creating moisture. A drain pan beneath this coil collects the condensation, which goes through an insulated ¾ inch PVC pipe to a drain line under a sink in your home. This is your condensate drain line.

Over time, rust or algae can clog the condensate drain line, potentially causing the drain pan to overflow. However there is an emergency condensate drain line, usually located under your roof soffits usually above a window. If this pipe is leaking, contact us to unclog your condensate drain line and empty your drain pan.

Ceiling stains may stem from an overflowing drain pan or damaged insulation around the condensate drain line, possibly caused by rodents, leading to sweating. Our technician will inspect your AC system components including the evaporator coil, drain pan, and drain lines to determine the cause.

If we find a clogged drain line, we’ll clear it and check the water for algae or rust. If rust is found, we will recommend replacing the evaporator coil to avoid the same blockage. For algae, we empty and clear the drain pan, the condensate drain line, and the emergency condensate drain line.

If inadequate insulation is causing sweating, we will check for rodent damage, as insulation can degrade over time or be gnawed by rodents. Our technicians can replace damaged insulation and recommend pest control if necessary.
